Project Manager

The Project Manager (PM) is the project leader. The PM is ultimately responsible for successfully managing and completing construction projects. The PM is expected to make decisions and act in a way that serves the client and RaLin. Responsibilities • Review and understand contract documents • Provide constructability reviews • Assist preconstruction and marketing department with bid solicitations and proposals • Assist with development of the logistics and phasing staging plan for the project • Responsible for the buyout process and issuance of purchase order and subcontracts • Obtain permitting and licensing required to commence work • Development of the construction schedule and coordination with the superintendent for updates • Responsible for the development of all scopes of work • Oversee bid solicitation and scope review • Provide routine site inspections to review schedule, QAQC, safety and subcontractor coordination • Resolve conflicts that arise during the project • Oversee project logs (material tracking, lead time tracking, purchasing schedule) • Oversee the submittal log and prioritize to ensure timely and accurate submission • Expedite material deliveries to the project as required • Responsible for implementation of the QAQC plan • Responsible for managing closeout process for the project • Review submittals and oversee submittal process • Oversee the RFI process • Manage all project meetings, agendas, and meeting minutes. • Jointly conduct field meetings with the project superintendent • Manage change orders • Enforce the subcontract agreement • Responsible for the development and approval of all subcontractor schedule of values • Responsible for approving and coding all invoices and subcontractor applications for payment • Ensure project complies with all lien law requirements • Responsible for timely and accurate Owner billing process • Maintain project budget and provide accurate profit forecasting • Oversee project labor and equipment cost to the project • Understand, utilize, and maintain data entered in project management software • Manage substantial and final completion process • Maintain positive communication with AHJ, design team and Owner • Serve as the day-to-day contact for the owner, design team and subcontract project managers • Assist with training and development of assistant project managers • Complete other items assigned by senior project manager to facilitate project success Basic requirements • BS Degree in Engineering, Construction Management or Related Field • 5+ years of experience • OSHA 30 • NPDES Level 1A • First Aid/CPR Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Performance of the duties will occasionally require: • Physical ability to climb permanent and temporary stairs • Passenger use of construction personnel hoists • Ability to climb ladders and negotiate work areas under construction • Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus • Use of hands to finger, handle, or feel objects, tools or controls, sit, talk and hear (bells, whistles, etc.), stand, climb, balance, stoop, kneel, crouch, or crawl • Occasionally lifting and/or moving up to 50 lbs. Work Environment While performing the duties of this job, the employee regularly works on-site at the construction work site where the employee is exposed to moving mechanical parts, high precarious places; fumes or airborne particles; outside weather and risk of electric shock. The noise level in the work environment is usually moderate to very loud.
